Useful Information

ARRIVAL AND DEPARTURE

The house will be ready for you to arrive from 4pm onwards, the keysafe code sent the day before arrival by Whatsapp.

Departure is promptly at 10am on the day of departure to allow the house keepers time to prepare for the next guests. Please leave the house clean and tidy before departure.

WELCOME PACK

Some Tea, Coffee (instant and Beans) and sugar are provided as well as Liquid Hand Soap and Dishwasher tablets and some cleaning utensils. A surprise pack of goodies is also provided (contents may vary).

LINEN & TOWELS

A bath and hand towel is provided for, for each person, for use in the house only and not to be taken to the beach (Please bring your own beach towels).

We use white bed linen. We ask not to apply artificial tanning products that will stain the white linen. Charges will be made for misused bed linen and towels and for any that are missing from the damage deposit.   

PILLOWS

For each person there is a soft and firm pillow.

 

PARKING PERMIT / CLOCK

A Long stay Permit for use in the "New Forest Long stay car parks". This can be used but if not left in the house, before your departure, then a payment will be deducted from damage deposit.

Long stay permit £220, plus there will be a £10 admin fee.

NFDC website - They permit parking for up to 20 hours.  The length of stay is determined by the car park time limits. They permit parking in all our car parks.

PARKING AT THE HOUSE

When you arrive, please only park in the space outside the garage for 53. If you have more than one car, obtain the garage fob from inside the house to park one car in the garage.

No more than 2 cars are permitted. Please consider the neighbours and do not park in other spaces even if you think you might only be a minute.

If you have visitors, please ask them to park in the large car parks, we provide a parking clock (check it’s T&C’s).

Gillingham Road on the left hand side towards the village has some unrestricted parking at your own discretion.

Commercial vehicles, caravans and boats are not allowed.

INSTRUCTION MANUALS

There are instruction manuals in a folder that can be found in the kitchen in the wall cupboard near the dining area. Please use as necessary but replace any manual in folder and do not remove the folder or a manual from the house.

SOFTENED WATER

The area has a very hard water and to provide the most comfort possible we have provided a water softener. If you prefer the taste of hard water the tap in the utility room still provides hard water.

There are jugs with lids that can be used to transfer it upstairs, should you wish to.

SMOKING POLICY

Please note that this is No Smoking/Vaping property -if you wish to smoke outside, please ensure you bring a suitable receptacle.

DOGS

There is a fee of £25 each. We would request that dogs are not allowed onto the furniture or beds, especially if wet or damp. If your dogs do sit on the sofas, please bring your own throws in order to protect the furniture.  If you allow your dogs to sleep on the bed, please bring your own bed linen.

If we discover there has been any damage to carpets or furniture by dogs, we will invoice you accordingly.

With regard to the garden, please could you supervise your dog to ensure that any poo is picked up as soon as possible. 

HEATING

This is provided by a GAS combi boiler. There is a HIVE thermostat with a schedule. 

BBQ

We have provided a Gas BBQ for your use, PLEASE CLEAN AFTER USE. Foil should be used in the try to catch the fat from the cooked food and the cooking plates washed after use. Please also keep it covered when it is cool. It is important that children must not be left unattended in these areas and the owners accept no responsibility.  BBQ tools are in the Utility room cupboards.

 

OUTSIDE SEATING

Please keep this area tidy and clean after use.

If you use the Parasol / Umbrella for the table, please make sure you use the stand provided to secure it. It can be very windy so Please do not leave the Parasol open and unattended.

ELECTRIC VEHICLES

A household EXTENSION CABLE MUST NOT be used to charge an EV. (it invalidates insurance)

There is a MER 50KW charger in the car park by the Needles Eye Café.

53 Sea Road CHARGER

You should have mentioned use of the EV charger prior to arrival. This is situated in the garage. It is a Pod Point type 2, 3.7 kW single phase charger.

The key to turn this charger on is stored in a separate keysafe by the charger. The cost should be paid in advance. Usage maybe monitored and excess usage may incur subsequent costs above the cost arranged.

You need to bring you own suitable EV charging cable.

Please make sure you return the key to the keysafe or a charge will be made.

PLACES TO EAT AND DRINK

Milford-On-Sea has a fantastic variety of pubs and restaurants to choose from. Many different types of cuisine.

Mr Pinks, on the village green, does a lovely Fish and Chips.

If you can't be bothered to make Breakfast, pop over to the Needles Eye Cafe, a stone's throw from the house.

The Brittania Thai, Lazy Lion and Ray's Italian as well as the Smugglers Inn are other great place to eat in the village. A favourite is the Lighthouse, with cocktails and great food. 

You can also grab a wonderful snack or cake from the other shops and cafe like the Costal Bakery or just pop into the Butchers, Green grocers or CoOp.

CLEANING POLICY

First impressions are important and we delight that guests find the property to the highest standards. A full clean is carried out after the departure of guests.

Cleaning materials are available to guests to help them keep the property tidy and we ask guests wipe surface down and process their own washing up and leave the house in a tidy state.

For stays longer than 10 days a mid stay clean and change of linen is carried out.

DAMAGE DEPOSIT

A damage deposit is taken of £450 and is paid alongside the final payment. The deposit is repaid in full if the house is left in a tidy condition with no damage or unrecoverable stains, within two weeks of departure unless quotations are required and take longer.

ILLNESS AND CANCELLATION

Please ensure that you follow all Government guidance on travel, if you are unwell before arrival, and notify us as soon as possible of any illnesses. If we are able to re-let your dates, we will refund your monies less a £50 admin fee. Additionally, if a guest becomes unwell when they are staying in the property and returns home, we are unable to return payments. 

We suggest and request guests have adequate travel insurance that cover the UK and isn't just worldwide.

CANCELLATION POLICY

We understand that circumstances change but in the unfortunate event that you need to cancel your booking, the following cancellation policy will apply:

1. Greater than 8 weeks (56 days) prior to the Arrival Date – we reserve the right to retain your 25% deposit.  However, if we are able to rebook the dates we would look to refund your deposit less an administrative fee of £50 and any discounts issued at the owners discretion in order to achieve a replacement booking.

2. Less than 8 weeks but up to 4 weeks prior to the Arrival Date, we reserve the right to retain 75% of your full payment.

3. Less than 4 weeks prior to the Arrival Date, we reserve the right to retain 100% of your full payment.

In the event that the guest would need to cancel the booking, we would always endeavour to re-let these dates. Pursuant to the above, if we are able to re-let the dates after the final payment has been made, we would arrange for any money to be re-paid to the customer less an administrative fee of £50.  If we are unable re-let the dates, the above conditions would apply.

We would strongly suggest that the customer takes out holiday insurance to cover the event of cancellation.

In the event of the occurrence of the owner due to sickness or sale of the property having to cancel your holiday, we will refund in full any payment made by you to yourselves at the time of which we make the cancellation.

YOUR OBLIGATIONS

Please note that your booking is not transferrable to any other party.

You agree to keep and leave the Property and the furnishings, kitchen equipment, crockery, glasses, clean and in good condition.  Linen, towels and tea towels will be cleaned by us after your departure.

You agree not to cause any damage to the walls, doors or windows of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties.

You agree to take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property, except where the damage or loss is caused by our negligence.

You cannot allow more people to stay in the Property than expressly authorised, nor can you, nor can you take your pet into the Property unless it has been arranged in advance and it is shown on your confirmation. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the booking by you.

You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs.

Please note we have a no smoking and no vaping policy inside the property - within external areas is fine with appropriate receptacles.

In order to fulfil our contractual obligations to you (our guests or potential guests) we have to collect and keep secure certain information that identifies you, known as Personally Identifiable Information (PII).
